12 bed extension, Hutton Buscel, Scarborough

The proposals are to demolish the garage and part of the granary building which lies outside the curtilage of the listed building. In conjunction with this demolition, it is proposed that a new single storey extension is built linking the granary to the main building and providing nine additional bedrooms and auxiliary services.

The junction between the existing listed Holt building and the new extension will be formed from a glazed ‘link’ with a pitched lead roof, so as not to detract, or be detrimental to the existing building mass, proportions or character. The extension has been carefully designed to be sympathetic to the existing building and the village as a whole.

The design respects the nature of the existing development in the locality, in terms of siting, massing, and orientation, and is in scale and harmony with the adjoining building and the area as a whole. Materials and detailing have all been influenced by the local vernacular, and do not conflict with the character of the main building.
